My house was not inspected upon purchase, nor for the 12 years I lived there. Thankfully, I was able to get an appointment for a full home inspection within the week, the last week of July. The cost was $375 plus $50 due to the age of the house, totaling $425.
CJ Phillips and Andrew Johnson arrived promptly on time. They first inspected the exterior, then the interior. Outside, the inspection included the exterior walls, the deck, crawlspace, roof, outdoor electrical, windows, and more. Inside, they inspected what they could see and fit into. The inside inspection included, but was not limited to, the plumbing, installed kitchen appliances, hot water, the attic, and the slope of the floor. Thankfully, one of the inspectors fit through the attic opening to conduct a walk-thru inspection.
That same day, a report of the findings was made right in my house. CJ and Andrew patiently answered my questions as they went through the summary. They translated construction or home improvement lingo into everyday language.
I now feel safer in my house knowing what are the (inspectable) issues. Since the inspection, I have followed up on some findings. The different specialists (for the roof, crawlspace, and plumbing) did discover the same problems. I would say J&P’s findings are accurate and trustworthy.
If you already live at the property and have personal items, have the house orderly because the inspection is THOROUGH. Plus, remove photos and décor from the walls and make accessible the electrical (or possibly electrical) elements. I did not do this in advance so the interior walls could not be inspected. I also forgot about a panel in one closet. Make sure the electrical panels and the distribution panels can be reached too.
